THE PROJECT 

The scope of Eversendai was to provide Connection Design, Shop Drawings, BIM Implementation & Coordination, Erection Engineering Study & Stage Analysis, Workshop Fabrication Drawings, Supply, Fabrication, Painting, Fire Proofing, Composite Floor Decking, and Erection of Structural Steel Works. All the above scope of works was completely taken care of in-house Engineering Department of Eversendai and successfully completed in line with project schedules.

The Project Client is MASHREQ BANK, Dubai, UAE, The Architect & Structural Engineers is WSP Middle East Ltd and The Main Contractor is Arabian Construction Co (ACC).

This 32 floors, 165m office tower will be the prestigious Headquarters of Mashreq bank and a prominent addition to the Dubai Skyline which is very near to the world Tallest building of Burj Khalifa.

The building will have a built-up area of 71,000 m² and will include a range of facilities comprising of retail banking, conference facilities, an auditorium, a landscaped garden.

CHALLENGE AND SUCCESS FACTORS

The tower, with its boldly cantilevered form, will be a new landmark, which is clad in special panels. The L shaped typical floor plate opens to the north with its orientation allowing offices on both sides.  The glass facades of the building capture daylight and limit solar gain through a sophisticated series of horizontal and vertical shading devices that articulate the building’s primary facades.  The screen elements provide dynamic perspectives of the building when it is viewed from different angles.

The tower consists of four levels of basement (carparks, MEP & Plant Equipment), an eight-level podium consisting of parking facilities, cafeteria, conference centers, Auditorium (350 seats), Banqueting Hall, and other facilities such as a rooftop terrace, dining, executive offices, meeting rooms, lounge, boardroom, informal meeting spaces, landscaped gardens and panoramic views of the Sheikh Zayed Road.

The steel composite columns start from Level -24 onwards and structural steel floor framing starts at L-29 to L-31 & Top Screen level. The truss framing at the top of the structure was cantilevered by 27.5 m long with 10.5 m depth were spanning perpendicular to each other and joined at Truss ends which were supported by the composite columns.

As the Truss Top and Bottom chords are in H sections with huge axial forces, the connections are very complex at the nodes and the floor beams having more axial forces along with other member end forces due to large cantilever distance. The Moments mainly due to the cantilever action of trusses of the whole structure was supported by the composite columns and L shape shear wall provided at the corner of the structure.

WHY TEKLA

BIM Implementation in this project helps the perfect interface coordination with various trades and played a vital role in successful completion of this project. Tekla BIM sight was used extensively to identify the clashes with other trades like Roofing Contractor, Façade Contractor, MEP Contractor, BMU contractor & Civil Contractor and these clashes were resolved in the design stage itself.
