Pankow Builder's 270 Brannan Street is a 202,000 gross square foot, Class A office building in the center of San Francisco’s SOMA district developed by SKS Investments for the sole tenant, Splunk. Designed by Pfau Long Architects (Core and Shell) and Nichols Booth (Interior TI), the building incorporates the latest in environmentally sustainable design and is LEED Platinum. The innovative architecture provides modern appeal while blending seamlessly with the surrounding South End Historic District.
The building’s structural system, engineered by Tipping Structural, is cast in place concrete atop a spread footing foundation with deep soil mixed micro-piles. Due to its location in a seismic zone the building is densely packed with just over 3.5 million pounds of reinforcing steel. Its seven main shearwalls are vertically post tensioned with over 1,750 linear feet of post tensioned duct cable. In total 13,000 cubic yards of concrete were placed on the project.
