THE SCOPE
Eversendai was to provide connection design, shop drawings, BIM coordination, erection engineering study & stage analysis, workshop fabrication drawings, supply, fabrication, painting, fire proofing, composite floor decking, and erection of structural steel works. All of the above scope of works was completely taken care of by the in-house Design & Engineering Department of Eversendai, and successfully completed in line with project schedules.
The Project Client is EMAAR Properties P.J.S.C. The Project Managers are TURNER International Middle East, the Conceptual Designer is Skidmore, Owings & Merrill LLP (SOM) - Chicago & the Principal Consultants are NORR Architects Engineers Planners - Dubai. The main contractor is ACC (Arabian Construction Company) – Dubai.
The Address Residence Sky View is a hotel and residence Twin-Tower complex about 230m high, located in downtown Dubai.
THE PROJECT
Tower One is 61-stories high & Tower Two is 56-stories high. Both towers are linked by an 85m long, 30m wide and about 22m high three-level steel framed Sky Bridge and a 30m steel cantilever observation deck Sky Walk connected to Tower Two at a height of 200m.
The structural steel of Eversenadi Scope of this project is about 8,200 MT of primary steel and about 1,800 MT of temporary steel for the erection of primary steel.
The primary steel structure consists of Sky Bridge (4,780 MT), Sky Walk (1,070 MT), Adventure Walk (50 MT), Cast-in spandrel plates (620 MT) at all floor levels on the full height of the towers and various Podium structures namely Hotel Lobby canopy (525 MT), Ballroom Entrance canopy (175MT), Ballroom Roof (145 MT), Porte-cochere (190 MT), Travellator canopy & Façade Fly Beams.
CHALLENGE
Due to accessibility limitations, the parts of the Sky Bridge (400 MT each) within the footprint of both towers are erected using 8 Nos of Eversendai in-house design & built custom-made lifting boom system. The total weight of these lifting booms is about 570 MT. The lifting booms are assembled in position and supported on the top of the towers at a height of 200m from the ground.
The central span steel structure of the Sky Bridge weighing about 1,500 MT and the cantilever part of Sky Walk are pre-assembled on the ground and lifted to position using strand jacking technology customized for the project with special high-capacity hydraulic jacks & cables imported from Switzerland.
Eight Tuned Mass Damper (TMD) units with a total weight about 16 MT are lifted to position and installed onto the Sky Walk steel structure to arrest the human-induced vibrations in the cantilever structure. Â
COMPLETION
Once complete, the Towers & the Sky Bridge will offer a 360-degree vista of downtown Dubai, panoramic views of the Gulf and a 70-meter long infinity pool overlooking the Burj Khalifa. Sky Walk is a half-oval shaped one-story high box structure with glazed floor & side walls. The Sky Walk & the Adventure Walk with a walking distance of 45 meters offers the unique experience of taking in spectacular views from a height of 200 meters, and the visitors can also navigate on the observation corridor in safety harnesses, walking literally "outside the building".
Considering the complex geometry nature and precise initial requirements at various stages of construction, the Tekla steel structures modeling played a vital role in successful completion of this project. Tekla BIMsight was used extensively to identify the clashes with other trades like roofing contractor, façade contractor, MEP contractor and RCC contractor, and these clashes were resolved in the design stage itself.
The unique complex steel erection coordination requirements make this project one of the challenging projects for Eversendai. As always with Eversendai, this project was also successfully modeled & coordinated with all other trades, fabrication drawings were released, fabricated and erected in line with the project schedule.
